Andy Quilliam
Associate
Andy joined the practice in 2024, bringing 25 years of industry experience with him. Upon graduating from Liverpool John Moores University, Andy returned to work in his home city for the consultancy practice where he undertook his sandwich degree placement year.
He achieved his RICS chartered status in 2004 and progressed through that practice, reaching the position of Associate. In 2019, he joined a multi- national consultancy practice in the North-West as part of a merger, before more
recently deciding to join Poole Dick Associates. Before joining the Poole Dick family, Andy had worked collaboratively with several of our Project Manager’s across several specialist refurbishment building contracts, thus building up a close
working relationship with the practice.
Andy describes himself as a “proud traditional quantity surveyor” and considers it essential that core skillsets and technical knowledge are passed on to the next generation of professionals. He prides himself on delivering a quality and personal
service to clients within their time constraints, and is always willing to go that extra mile to ensure client satisfaction.
Projects
During Andy’s career, he has serviced and overseen a wide range of projects for clients in the industry. A lot of this earlier experience was obtained whilst working on shopping centre projects under his mentor for clients including Land Securities, Legal & General, and British Land, the most prestigious is a phased refurbishment of Meadowhall Shopping Centre in Sheffield costing in the region of £80m. Andy was also heavily involved in delivering projects in the industrial sector for Iceland Frozen Foods, adopting construction management procurement. It was during these years Andy built up a strong technical background. Andy’s experience grew in diversity whilst servicing residential developments during and after the Liverpool construction boom, in conjunction with the city being named European Capital of Culture. At this time, he also served local authority sector clients, including Merseytravel, to deliver the new Ferry Terminal and Beatles Museum on the famous Pier Head site, along with their separate new operational headquarters.
Since then, he has delivered projects in multiple sectors. These include projects in the educational sector for the University of Liverpool, Edge Hill University, Liverpool Community College and the Girls Day School Trust, amongst other primary and
secondary school academies. Andy also has experience in servicing Building Contractor clients. Given his strong
technical background, he managed and delivered Bills of Quantities or Cost Plans for national, regional and local-sized Building Contractors during the pre-contract stage of design and build contracts they were appointed to.
Combining his residential experience and technical skillset, Andy spent a number of years providing commercial services to a private sector developer on projects procured using construction management contracts. These include apartments and
Student accommodation developments up to 450 units.
During more recent years, Andy has found himself working on existing residential buildings, including retirement villages and high-rise apartment blocks containing up to 250 units. The nature of these refurbishment contracts for Housing Association
and private sector clients comprise compliance works and façade remediation up to the value of £25m.
Andy considers the most challenging project he has undertaken was a £12m high specification new build combined head office, administrative and packaging/dispatch facility for a pharmaceutical client.

Outside of Work
When Andy is not working, he enjoys spending therapeutic time at nature reserves looking for wildlife. He is a keen member of various national conservation organisations and the Liverpool RSPB group, where he goes bird watching.
Andy also spends a lot of time reading and is fascinated by learning about history, which he describes as “endless”. Other interests include attending local national hunt horse racing fixtures at Haydock or Aintree during the Autumn and Winter. His favourite times of the year are the school holidays when his young nieces visit the UK from Spain, and he has the opportunity to spend priceless time with them.
