The Challenge

Administering a design and build contract for Lovell Later Living (part of the Morgan Sindall Group) to create a 77 bed Extra Care facility, with resident dining, recreational areas and ancillary staff facilities. This included 28 newly refurbished two bedroom bungalows, including all external works. The contract value was £13.5m.

Key Considerations

This project required us to cater for shared ownership and affordable rent tenures. Our client was the developer under a ‘Development Agreement’, which was also tied to an ‘Agreement for Lease and Deed of Mutual Grant and Covenant’. It involved multiple landowners and was part of a larger master planned site. The JCT Design and Build sat under all these, which meant that we had to report on all other third-party agreements and administer all the responsibilities of each.

The Outcome

The housing units were all sold prior to handover. A lease was also agreed for the Extra Care with the Southern Housing Group.
