The Challenge

Administering a design and build contract for Lovell Later Living (part of the Morgan Sindall Group) to create a 55 bed Extra Care facility with resident wellness suite, hair and beauty salon, a restaurant and landscaped gardens, plus ancillary staff facilities. The contract value was £10.5m.

Key Considerations

The project needed to cater for shared ownership and affordable rent tenures. Our client was the developer under a ‘Development Agreement’ which was also tied to an ‘Agreement for Lease’. The JCT Design and Build sat under these, which meant that we had to report on all other third-party agreements and administer all the responsibilities of each.
