Administering a design and build contract for Lovell Later Living (part of the Morgan Sindall Group) to create a 77 bed Extra Care facility with resident dining and recreational areas, plus ancillary staff facilities. The contract value was £10.5m.
Key Considerations
The project needed to cater for shared ownership and affordable rent tenures. Our client was the developer under a ‘Development Agreement’, which was also tied to an ‘Agreement for Lease’. The JCT Design and Build sat under all these, which meant we had to report on all other third-party agreements and administer all the responsibilities of each.
The Outcome
The project is under construction, with a handover expected in July 2021 (due to the impact of Covid delays). A lease has been agreed with the Southern Housing Group.

Three further commissions from the client for Extra Care facilities.
