Mill Lane Estates were a new client for us, but there was a long standing relationship with them; and we also have an ongoing and very important relationship with Keele University. They have a vested interest in the 150 bedroom hotel development as the owners of Keele University Science Park.
The £15.4m contract sum involved a full turnkey solution and encompassed: the £1.6m fit out to all 150 rooms, including back and front of house areas, a full kitchen area, bar, beds, mini bars and fridges.
Key Considerations
The structure of the deal was complicated and involved multiple stakeholders.
The hotel is branded as ‘Courtyard By Marriott’, which requires in depth knowledge of their international brand standards. This is a suite of documents that is 100’s to 1,000’s of pages long!
The land deal between the university and developer was complex and included redline boundary definition.
The Outcome
Having delivered the infrastructure contract for the Science Park previously, we knew the site and were able to advise on previous survey reports on ground conditions and drainage. This saved considerable cost on the structural elements. Previous hotel and leisure experience enabled us to win the project and allowed us to provide informed knowledge on design and budget.
Results
The start on site was July 2019, with completion October 2020 (although this was delayed to December 2020 by the impact of Covid). Marriott started to accept guests from mid-January 2021, as part of their agreement is not to accept them during the Christmas period.
