The first three projects were procured via the SCAPE framework and utilised the NEC3 Engineering and Construction Contract, June 2005 edition. The fourth scheme is a JCT Design and Build Contract.
Wombourne, South Staffordshire
The works included the demolition of the existing buildings together with the design and construction of an Extra Care apartment building containing 52 apartments, (35 newly refurbished 2 bed and 17 newly refurbished 1 bed) together with associated community and ancillary space, external works services and drainage. The gross floor area of the building is 5,748m2. This scheme is now completed.
May Place, Newcastle under-Lyme
The works included the demolition of the existing buildings together with the design and construction of an Extra Care apartment building containing 65 apartments, (37 newly refurbished 2 bed and 28 newly refurbished 1 bed) together with associated community and ancillary space, external works services and drainage. This scheme is now completed.
Oswestry, Shropshire
The works include the demolition of the existing buildings together with the design and construction of an Extra Care apartment building containing 53 newly refurbished apartments and associated communal accommodation areas, together with 8 newly refurbished bungalows, including all associated external works, services and drainage. This scheme is in the Rectification Period.
Telford, Shropshire
The scheme proposals include for the re-development of the site adjacent to and including an existing high rise elderly accommodation block to provide a new 80Nr Apartment Extra Care facility.
The Works are to be completed in two phases allowing for Phase 1 to be constructed in advance of the demolition of the existing block and Phase 2 construction in the location of the existing block. The works are to include all associated site works, services and drainage.
Phase 1 will comprise the construction of a five storey block to include 44Nr apartments (21Nr one bed and 23Nr two bed) together with the communal facilities normally associated with Extra Care facilities.
Phase 2 will commence following completion of Phase 1 and will comprise the demolition of the existing Apley Court building and construction of a six storey block to include 36Nr apartments
(11Nr one bed and 25Nr two bed) connected to the Phase 1 block by a glazed link.
There will be a time lag between the end of the existing block and the commencement of Phase 2 due to the need to decant the remaining residents of Apley Court into Phase 1 and the following disconnection of services and preparation for demolition of Apley Court. It is anticipated that this period will be three to six months due to statutory service authority response periods.
This scheme is at planning stage.
